Selling Your Home
Every client and home is unique.
Part of my ‘homework plan’ is to drill down to find any special features and benefits about you or your home that we can market effectively. Perhaps you have a special view or room that is particularly appealing that deserves mention. Or a unique design that sets your home apart.
The neighbourhood is very important:
I do my research to illuminate the important features that
many homebuyers are seeking: schools, transit, fitness, parks,
dog parks, cycling trails, restaurants, shopping, proximity
to highways etc.
Getting to know you
Our relationship starts with your goals.
I ask you lots of questions to find out: why you are selling, timing, price expectation history, what you love about your home and why you bought it, taxes, mortgage.
And then I LISTEN to you. If we get this part right, it’s a nice blueprint for the next stages because we’ll spend our time attracting qualified buyers for your home.
What to Expect
I will help you understand the selling process and will give you with an explanation of what to expect so you are not faced with any surprises along the way.
Topics like staging and preparation will be covered in detail.
Setting the Price
Arriving at an accurate estimate of value for your home is one of my prime tasks. It involves analyzing your home and comparing it to other, similar houses for sale or recently sold in the neighbourhood. It may also include a broader market survey, using sales statistics available only to qualified REALTORS®. In the end, you will be sure the price you set reflects the true value of your home under current market conditions.
My homework is thorough and it’s my promise to you that I will work tirelessly with you to sell your home.
